Rarely does this happen, but one builder is in its close-out phase with 4 communities and is putting the model homes up for sale! What I am seeing…

I am seeing a fundamental switch in builders’ approaches to selling their homes:

Condo and townhouse communities continue to build and offer great incentives to buy.  All builders are offering to pay all your closing costs.  Some builders are willing to pay 1-2 years of Home Owner’s Association dues.  There are additional incentives for military, health care and law enforcement of up to 5% off the current price! The best prices I have seen in a long time: Townhouses with attached 1-car garages are currently priced $119,990-$132,990 for 1423 sq. feet-1825 sq. feet.  This is well below $100/sq. foot for luxury townhouses!

Single-family home communities are where I am seeing the greatest change in strategy on the part of the builders.  Most builders have slowed down on building “spec” homes.  These are homes that the builder builds counting on someone to buy it while it is being built.  Typically, the best deals are on “spec” or “inventory” homes, because the builder wants to sell them by completion.  The decrease in inventory homes is why I have not received word of significant price reductions lately.  There are still some builders with significant amounts of inventory and as those builders discount them, I will be sure to bring you those discounts.

The market as a whole is still the best buyer’s market I have ever seen.  Builders are desperate.  Sellers are often highly motivated to sell.  Foreclosures and short sales are on the rise.  My business is wide ranging.  Whether you are looking for new construction, foreclosures or a great deal on a resell condo, townhouse, or single-family home, I am the agent for you.

A Slow March

As sales are picking up across the city, the specials have decreased.  I have received word of any special promotions or pricing in weeks.  That being said, many builders have decreased their prices $25,000-$110,000 from last year’s prices.  New construction prices are heavily discounted, many homes available for $100/sq. foot!

1. St. Johns County: 3/2, 2-car garage homes starting at $151,000

2. Argyle/Oak Leaf Plantation: 3/2, 2-car garage homes starting at $169,990.  2/2 Townhouses starting at $129,000.

3. South Mandarin: 3/2, 2-car garage homes from the $220,000s
