The market we are in

Sunday, November 23rd, 2008

Hello all,

I am still here and new construction still continues to offer exceptional deals.  Here is my take on what is happening in the market:

WHERE WE ARE TODAY

The builders have been and continue to offer exceptional deals.  You need only review this blog to see that.  As you probably know, the housing market (and our economy as a whole) has stalled.  The banks are not lending and, therefore, there is less and less money to borrow for purchasing a home. This has forced the builders to refocus and find new ways to sell their inventory of homes.

SOLUTIONS

So, many builders have used their size and buying power to set aside large amounts of money with their private lenders to loan to buyers.  That means that even if you may not qualify with “traditional lenders”, you may qualify with the builder.  I say it is worth a try.  The deals are incredible! If you are looking for a home, there has not been a better time in decades!  Not only are the builders willing to pay all your closing costs, buy your appliances, pay for furniture, pay you HOA dues (for condos and townhouses), eliminate CDD fees, buy down your interest rate or whatever else they come up, but the government will give you a $7500 rebate on your taxes if you purchase a home before April 1st, 2009!

WHAT CAN YOU DO

Call me! Continue to review this blog. I make it my business to keep up with all new construction and new construction specials across Jacksonville.  If what you want is out there, I will find it for you and fast.  Also, I have decided to provide more regular market updates on this site as opposed to just builder deals, as builder deals tend to diminish in the winter.  Any questions or if you are ready to start looking for your next home, please call or email.

Thank you and Happy Holidays!
